Smithfield is a core industrial market in western Sydney (c28km west of Sydney CBD) with good access to major transport infrastructure. The local area comprises older style and modern free standing industrial facilities and strata title industrial unit complexes.

The property is a functional industrial facility with a total GLA of 6,760sqm on a site of 1.9Ha. The facility comprises of 5,168sqm warehouse, 751sqm of single level office and a further 841sqm of workshop space.

The warehouse has a minimum clearance height of approximately 9 metres with several roller shutter doors and sunken docks. The building was constructed in 1992 and underwent a significant refurbishment in late 2018 which saw the adaptive reuse of retained structure and built form. LED lights were installed, new tapware to amenities and new translucent sheeting to the warehouse.
