Investment Philosophy

Investment Strategies

Our investment strategy is dynamic and seeks to take advantage of market inefficiencies to deliver outstanding risk adjusted returns. We adopt an analytical approach that combines macro level research and bottom-up assessment from the asset level. This approach, combined with deep industry networks and contacts, provides Altis Investor Partners unique access to high quality investment opportunities.

 

The strategies adopted include asset class selection, value creation and targeted development with the main objective to improve the asset’s cash-flow or manufacture investment grade assets.

Value Creation

 

Acquisition of real estate assets which have significant cash flow and value enhancement potential through creative and active asset management, including targeted capital expenditure, tenancy lease-up, asset and tenancy repositioning and operating efficiencies.

Development

 

Participation in select development opportunities to capitalise on markets with favourable supply/demand dynamics. Risk mitigation strategies include tenancy or purchaser pre-commitments, locked in building contracts and targeting markets which possess low barriers to entry.

Altis invests in all major asset classes including office, industrial, large format retail, residential and other specialist real estate sectors across major centres in Australia including New South Wales, Victoria, Queensland and Western Australia.

Our Funds

We have more than $3 billion of assets under management, supported by our integrated management platform and active approach to asset management. Together, these create the framework that’s helped our funds outperform the market for our investors.

 

Our team manage all assets directly in order to maximise operational performance, refurbish or redevelop buildings to create value and work closely with tenants to provide better accommodation solutions.
AREEP series

Altis’ flagship pooled investment offering is the Altis Real Estate Equity Partnership (“AREEP”) series. The AREEP series is a return seeking strategy for wholesale and institutional investors. Each Vintage is to predominantly target current market dynamics and opportunities to achieve optimum risk adjusted returns.

 

To date the AREEP Series, comprising AREEP1, AREEP2 and AREEP3 have raised approximately A$775 million in equity commitments from wholesale and institutional investors.

 

The AREEP strategy is to target the acquisition of existing income producing industrial and commercial office assets. The overriding focus is on improving the income and investment profile of the real estate portfolio.

 

Launch of AREEP 4

 

Altis is currently undertaking a capital raising for the AREEP 4 fund of $500M with first close targeted for 3rd quarter 2019. The strategy and return profile is similar to the previous AREEP funds.

Private clients & mandates

In select circumstances, Altis undertakes direct real estate investments with Institutional Private Clients. These private client mandates are typically targeting a particular investment thematic based on our extensive research and on the ground data/trends.
